CA Immo has achieved the structural completion of its Upbeat office high-rise in Berlin's Europacity. The building has been handed over to the exclusive tenant, Deutsche Kreditbank AG (DKB). With the start of the long-term lease agreement, the property significantly contributes to CA Immo's recurring revenues. DKB has begun furnishing the leased areas and plans to open its new headquarters on 13 October 2026.

Upbeat comprises approximately 35,000 square metres of rental space and is one of the prominent office developments within Berlin's Europacity and the Central Business District (CBD) Mitte. CA Immo developed the building as a future-oriented and EU Taxonomy-compliant office property, featuring a combination of architectural quality, consistent sustainability, and a fully digitised building infrastructure. The complete leasing to DKB occurred even before construction began. The long-term lease agreement with a creditworthy tenant sustainably strengthens CA Immo's portfolio and secures future returns.

Martin Löcker, Group Head of Development at CA Immo, commented on the handover as an important milestone for both companies. He emphasised that Upbeat, currently CA Immo's largest and most complex development project, was completed with considerable effort. Löcker highlighted the combination of high architectural quality, sophisticated building technology, sustainability, and comprehensive digital infrastructure, which makes the building an example of pioneering office and banking locations. The project underscores the company's strategy to develop high-quality office properties in core European markets, thereby creating sustainable value.

Features and Sustainability Standards

With a height of approximately 82 metres, Upbeat shapes the northern area of Berlin's Europacity. Designed by Kleihues + Kleihues, the high-rise consists of three building sections of varying heights and is characterised by its façade architecture and roof terraces with views over Berlin. The rental spaces enable modern working environments with high space efficiency and flexibility for various office concepts. A prestigious lobby, high-quality communal areas, and attractive outdoor spaces contribute to a modern working environment.

A key focus during development was on sustainability and digitisation. The building complies with the KFW 55 standard and features an innovative energy concept with renewable energy sources. This is complemented by modern digital building infrastructure, high connectivity, and intelligent building control. Upbeat is aiming for DGNB Gold and WELL Core Gold certifications and has already received WiredScore Platinum Standard, demonstrating its high requirements for sustainability, user comfort, and digital performance.

Expansion of the Berlin Portfolio

The completion of Upbeat marks the continued development of high-quality office properties by CA Immo in Berlin. In the immediate vicinity of Berlin's main station, the Anna-Lindh-Haus is being constructed using timber-hybrid methods, offering approximately 17,000 square metres of rental space, which has already been fully leased and is scheduled for completion by the end of 2026. In June 2026, leasing began for the Alexander-von-Humboldt-Haus at Humboldthafen, which will provide approximately 6,400 square metres of office space on the waterfront in CBD Mitte.

The current Berlin development portfolio is supplemented by Skygreen at Hallesches Ufer, a timber-hybrid office building with approximately 19,300 square metres of rental space, for which leasing started in July 2026, as well as the already fully leased revitalisation project Karlsgärten. Both projects are located near Potsdamer Platz. These projects underscore CA Immo's strategy to develop high-quality and sustainable office properties in attractive Berlin locations.
