Catella Investment Management GmbH (CIM) and the KVG platform Catella Real Estate AG (CREAG) have leased a total area of approximately 15,000 square metres in a logistics centre in Bremerhaven on a long-term basis. The property is located at Labradorstraße 31 and was acquired in 2022 for the open-ended real estate special fund Catella Logistik Deutschland Plus (CLD+). The contracting parties are Binder Spedition + Logistik GmbH and Lion Power Industry Solutions GmbH.
The logistics centre, completed in 2022, offers a lettable area of approximately 15,405 square metres. This comprises roughly 13,983 square metres of logistics and storage space, around 1,051 square metres of office and social space, and approximately 371 square metres of showroom. A photovoltaic system on the roof of the property is part of its features and is intended to cover the demand for renewable power supply and increase the site's energy self-sufficiency.
Michael Keune, Managing Director of CIM, commented on the lettings. He emphasised that the transactions demonstrated the attractiveness of the Bremerhaven location and the quality of the modern logistics spaces. At the same time, this confirms the demand for multimodal and ESG-compliant logistics properties in established locations. He continues to see potential for the fund strategy.
Binder Spedition + Logistik GmbH, a company established in Bremerhaven in the contract logistics sector, secured approximately 9,000 square metres of the total area. About 400 square metres of this are designated for a showroom, which serves to present customer-specific products. The move-in has already taken place. Justin Womble, Head of Sales and Business Development at Binder Spedition + Logistik, explained that the new location creates optimal conditions for expanding services and more efficient customer support. The property and its location thus offer ideal conditions for the company's future development.
Lion Power Industry Solutions GmbH, a supplier to the wind power industry, is leasing approximately 6,000 square metres and relocating its company headquarters from Rheine to Bremerhaven. This step enables greater proximity to customers and is intended to support the expansion course, primarily driven by the increasing demand in the wind energy sector. Johanna Liu, General Manager at Lion Power Industry Solutions GmbH, confirmed that the logistics property of the Catella Logistik Deutschland Plus real estate special fund was able to meet the company's requirements. The Bremerhaven location is convincing as a supplier in the wind power industry due to its proximity to customers.
Bremerhaven is one of the important logistics hubs in Germany and Europe and is among Europe's largest container and freight forwarding ports.
