CLS Holdings plc, a property company listed on the London Stock Exchange with a focus on commercial real estate in the UK, Germany, and France, has sold its life science campus in Hamburg-Eidelstedt to Imaxxam. The purchase price for the site amounts to 25.35 million euros. Following the signing, the transaction is expected to close in the fourth quarter of 2026.
The property at Fangdieckstraße 75, 75a and 75b comprises approximately 13,116 square metres of rental space. These areas are versatile and include office, laboratory, training, service, and storage facilities, which reflect the specific requirements of the life science sector. This transaction highlights the increasing establishment of life sciences real estate as an independent and institutionally relevant asset class in the property market.
Site Development and Consulting
CLS Holdings plc acquired the site back in 2007 and has continuously developed it since then. This was done in close cooperation with the tenants to create modern laboratory and office spaces. Through the conclusion of long-term lease agreements, the original office location was transformed into an almost fully leased life science campus. This strategic development underscores the value creation through targeted asset management in the specialised real estate segment.
CLS Holdings plc received legal advice from a team at Taylor Wessing led by Hamburg partners Dr. Daniel Graske and Dr. Alexander Peinze. This long-standing client relationship between CLS Deutschland and Taylor Wessing has existed for over a decade, emphasising consistency in the professional support of real estate transactions. Their expertise in this specialised segment was crucial for the successful completion of the sale.
The sale to Imaxxam, an investment manager, confirms the attractiveness of life science properties as capital investments. It also reflects the trend towards specialisation within the German real estate market, where properties with specific uses such as laboratories and research facilities are increasingly becoming the focus of institutional investors.
