Cohen Brothers Realty Corporation of California has signed seven leases totalling nearly 96,000 square feet at the Red Building of the Pacific Design Center in West Hollywood, California, as exclusively reported by Commercial Observer. These transactions add or secure tenants from the beauty, fashion and technology sectors within the 400,000 square-foot creative office building, which is part of the overall 1.6 million square-foot campus located on Melrose Avenue and San Vicente Boulevard.

The largest new deal was with SuperOrdinary, a beauty incubation and distribution platform, which leased 25,000 square feet. Marc Bretter of Maywood Property Group represented the tenant, while Marc Horowitz of Cohen Brothers handled the landlord. Hourglass Cosmetics, a luxury make-up brand from Unilever Prestige, secured a new six-year lease for 18,500 square feet. Haircare company Pattern Beauty by Tracee Ellis Ross leased 7,800 square feet for a six-year term.

Diverse Lease Structure

Australian fashion retailer Princess Polly also signed a new eleven-and-a-half-year lease for 11,500 square feet. Vintage designer boutique Lily et Cie agreed an eight-year lease for 8,500 square feet. In the technology sector, LGBTQ dating and social network Grindr renewed the lease for its 14,500 square foot corporate headquarters. British fashion label AllSaints extended a lease for a 10,020 square foot space for an additional four years.

Charles Cohen, President and CEO of Cohen Brothers Realty, stated that the continued demand for space in the Red Building, from beauty and fashion brands to technology companies, underscores the Pacific Design Center's strength as a creative hub.

Campus Architecture and History

Designed by the late architect Cesar Pelli, the Red Building was completed in 2012. It complemented the 750,000 square foot Blue Building, completed in 1975, and the 450,000 square foot Green Building, completed in 1988. Cohen Brothers has owned and managed the entire campus since 1999.
