A commercial property at Hanauer Straße 85 in Munich has been successfully sold. The transaction process was managed by Newmark, who exclusively advised R+V Versicherung, the property's previous owner. A family office acquired the asset as part of this transaction.

Designed as a multi-tenant property, the building is almost fully let and integrates office, retail, storage, and smaller residential spaces. Its classification as a commercial area (GE) within a coherent built-up district according to § 34 BauGB (German Building Code) indicates its current use.

Jan Isaakson, Head of Capital Markets Munich at Newmark, commented on the relevance of development opportunities in investment decisions. He noted that property valuation extends beyond current cash flow, and the potential for future development of a site is playing an increasingly crucial role. The property at Hanauer Straße 85 combines stable rental yields with the possibility of long-term redevelopment.

Against the backdrop of the so-called “Bauturbo” (accelerated building process), a complete conversion to residential use is being considered as a conceivable long-term option. This would provide the property with significant long-term development potential. The parties have agreed not to disclose the purchase price or other details of the transaction.
