In Berlin-Spandau, construction has begun on 63 subsidised rental flats at Schönwalder Straße 57. This project is being realised by Blackshore GmbH in cooperation with the Trockland Group. Upon completion, which is forecast for summer 2027, the finished residential units will be acquired turnkey by STADT UND LAND Wohnbauten-Gesellschaft mbH and integrated into their portfolio.
Accessible and subsidised flats will be created across a total rental area of approximately 4,132 square metres. The planned flat mix includes units ranging from one to five rooms. This endeavour serves to create additional, permanently restricted housing in the Spandau district and contributes to stabilising the local housing market. GOLDBECK is responsible for the construction as the general contractor.
Focus on affordable housing
A central aspect of the project is its focus on small and medium-sized flats. More than half of the planned residential units are expected to be designed as 1- and 2-room flats. This orientation enables the provision of affordable housing for diverse target groups, including explicitly in the context of employee housing. The strategic planning aims to meet the varied needs of the Berlin housing market.
The project illustrates the increasing cooperation between municipal portfolio holders and private property developers. The goal of these collaborations is the early securing of subsidised housing to make it available to the Berlin housing market long-term after its completion. These synergies are crucial for meeting the demand for affordable housing in the metropolitan region.
