The complexity of real estate financing has increased significantly in recent years. Rising demands on credit quality, increasing regulatory pressure, more restrictive bank financing and an impending wave of refinancing are posing new challenges for property owners, project developers, and investment and asset managers. In view of these developments, CreDia Real Estate Capital Solutions GmbH (CreDia RE) has established an innovative Credit Desk, offering a modular approach to needs-based real estate financing and debt advisory.
CreDia RE enables companies to outsource either specific individual services or the entire financing process. This approach combines many years of credit and financing expertise with flexible, AI-supported structures. According to Thomas Dries, Managing Director of CreDia RE, the era of low interest rates and the associated financing practices are not expected to return. He emphasises the necessity of systematic and strategic access to capital, characterised by experienced credit judgement, a deep understanding of the perspectives of banks and investors, and efficient organisation of financing processes.
Expertise and Modular Service Offering
CreDia RE's competence is based on comprehensive practical expertise in structured real estate financing. Thomas Dries has 35 years of experience in the DACH region, including management positions at renowned financial institutions such as Deutsche Bank, UniCredit, Société Générale and Helaba, as well as managing director positions at real estate companies. Christina Driessen, Senior Director, complements the team with 19 years of expertise in structured real estate financing, which she gained at Helaba, on the corporate side, and in restructuring consultancy. The combined experience on both sides of the financing table – with banks and with real estate companies – enables a profound understanding of credit decision processes.
The modular CreDia RE Credit Desk is the core of the offering and is aimed at property owners, asset and investment managers, family offices, and developers. This approach allows clients to obtain precisely the support they need, from individual modules to complete accompaniment or outsourcing of a financing process. An established network of regional, national and international financing partners, including traditional senior lenders, mezzanine providers, alternative financiers and equity investors, enables the examination and combination of various financing components, tailored to the property, situation and capital structure.

AI Support for Efficiency
Operational efficiency is enhanced through the use of AI technology, particularly in data-intensive and standardisable work steps. This includes the structuring of data rooms, the evaluation of credit and property data, and the preparation of documents for financing partners. Luca Dahlhausen, founder of Realfinity, is responsible for the AI unit at CreDia RE. The AI does not replace credit judgement or personal advice. Rather, it enables advisors to dedicate more time to structure-building activities such as risk analysis, negotiation, and dialogue with clients and financing partners. This approach aims to help companies expand their financing expertise as needed, without having to build permanent internal structures.
