CTP acquires land in Recklinghausen for future Business Park

CTP, identified as Europe's largest publicly listed owner, developer, and manager of logistics and industrial properties by gross lettable area, has acquired an approximately 65,000 square metre commercial site at Hellbachstraße 81 in Recklinghausen. The company plans to construct a business park there, which will comprise flexible commercial spaces totalling 33,000 square metres. These are designed for various types of use, including industry, commerce, research, and production-related sectors.

The spectrum of planned units ranges from compact areas starting at approximately 300 square metres to large-scale options of around 6,500 square metres. The focus is primarily on small and medium-sized enterprises as well as innovative growth companies. Modern office, social, and communal areas are also planned. Construction is scheduled to begin in early 2027, with the completion of the first construction phases expected in 2028.

The acquired site was previously used by Ball Beverage Packaging Recklinghausen GmbH as a production facility for aluminium beverage cans, with operations ceasing in August 2017. The sellers of the property were Ball Beverage Packaging Recklinghausen GmbH and an inheritance community. Confidentiality was agreed regarding the exact sale price. Marketing and transaction management were exclusively handled by ESTAma Ltd. on behalf of the seller.

Axel Tschersich, Mayor of the City of Recklinghausen, commented on the transaction. He sees the acquisition of the former Ball site and the planned investments as an opportunity for Recklinghausen to future-proof a traditional industrial location. He emphasised that the city welcomes the planned commercial redevelopment and will constructively support the planning process. The aim is to create attractive conditions for businesses to secure value creation and new employment opportunities in the city. Furthermore, the involvement of local residents in the planning is of great importance; information events for citizens and residents are planned.

Timo Hielscher, Managing Director at CTP Germany, provided a strategic context for the acquisition. He referred to the excellent connectivity and central location of the site in the Ruhr region. With the development of the modern business park for industrial and commercial uses, CTP aims to generate new impetus for the local economy and offer long-term prospects to companies. Hielscher highlighted the constructive and cooperative collaboration of all parties involved during the sales process, which created the basis for sustainable future use.

The location is characterised by its good infrastructural connections, including proximity to the A43 motorway. In addition, there is a direct link to public transport via Recklinghausen Süd station with S-Bahn and regional train connections as well as several bus routes. The location within one of Europe's most important economic and industrial regions is considered a further site advantage.
