d-fine to occupy redesigned headquarters at ONE TWO ONE in Frankfurt

Management consultancy d-fine has signed a long-term lease for approximately 5,250 square metres in Hines' Frankfurt mixed-use project ONE TWO ONE at Zeil 121, with occupancy scheduled for the second half of 2027.

Hines, an internationally active real estate investment manager, reports a successful letting for its existing Frankfurt development ONE TWO ONE. The Europe-wide management consultancy d-fine will establish its new headquarters in the property at Zeil 121. The lease agreement covers an area of approximately 5,250 square metres and is for a long-term duration. The relocation is scheduled for the second half of 2027. Currently, d-fine maintains its headquarters at Hauptwache 7, only 200 metres from the future location.

This letting by d-fine means that approximately 90 per cent of the office space in ONE TWO ONE is now occupied. Omni-channel bookseller Thalia and Swiss chocolate manufacturer Läderach have already signed contracts for the retail spaces of the property. Emanuel Coskun, Senior Managing Director and Head of Frankfurt Office at Hines, described d-fine's decision as a significant milestone for ONE TWO ONE. He underlined that the strategy of transforming an inner-city existing building into a future-proof workplace that integrates quality of stay, energy efficiency and sustainability is thus confirmed.

Alexander Möll, Head of Northern & Central Europe at Hines, commented on the market situation: Although the overall German office market shows volatile tendencies, there is a consistently strong demand for prime office spaces in central city locations. d-fine's choice for ONE TWO ONE reflects a general trend where tenants are increasingly focusing on high-quality spaces with excellent accessibility. This is a clear signal of the attractiveness of prime offices in prominent German locations.

Dr. Egbert Schark, founding partner of d-fine, highlighted that ONE TWO ONE realises the vision of a future-oriented office concept. The new premises in Frankfurt are intended to meet the requirements of both clients and employees. Large, flexibly usable conference areas allow for events and workshops with clients. Modernly equipped training areas serve continuous professional development, which is of great relevance in a company like d-fine. The innovative spatial concept for project and work areas is tailored to the demands of today's working world. Working in the office with personal exchange retains its importance, regardless of the possibilities offered by home office and AI applications. The design allows for dynamic, situational use instead of fixed office or workstation assignments. Schark also emphasised that the transformation of an existing building into a work environment that combines central accessibility, quality of stay and sustainable building operation was a decisive criterion for the decision.

Hines is transforming the existing building in a central Frankfurt location into a versatile mixed-use property. An urban centre with frequently visited retail and high-quality offices is being created across approximately 10,850 square metres of usable space. The design, including generous ceiling heights, loggias on each floor and an approximately 650 square metre roof terrace with a communal area and outdoor kitchen, aims to create an attractive work environment with a high quality of stay. The project embodies the sustainable further development of the existing property through an innovative energy concept, which is intended to enable fossil-free building operation upon completion. A DGNB Platinum certification is being sought.

The property is located in the immediate vicinity of Hauptwache and is therefore excellently connected. The banking district, the old town and the main railway station are all within walking distance. Hines was commissioned by a German institutional investor to revitalise and reposition the property as part of a service development mandate. The letting to d-fine was advised by Colliers on the landlord side and blackolive on the tenant side.
