The two owner-managed property developers Intaurus and MB Park have acquired a plot of around 40,700 square metres in Denkendorf, Upper Bavaria, as part of a joint venture. The property is situated at Varusstraße 1–3, with direct visibility from the A9 motorway between Nuremberg and Munich. The parties involved have agreed not to disclose the purchase price.
On the site, the joint venture intends to realise a multifunctional and sustainable logistics park comprising a total floor area of 26,500 square metres. The future warehouse space is flexibly designed and can be divided into units from 5,000 square metres. The submission of the planning application is scheduled for 2026.
Location qualities on the A9 transport axis
The location directly at the Denkendorf motorway exit provides immediate access to Bavaria's central north-south arterial route. Oliver Raigel, Managing Partner of the Intaurus group of companies, highlights the confidence in the location and the commitment of equity to the scheme. The A9 forms the key transport axis in Bavaria; the company envisions future tenants as both regional and national retail and logistics businesses serving southern German customers and downstream distribution centres.
For Intaurus, which specialises in industrial and commercial real estate, the project represents its second undertaking at this location. Only at the end of 2025 did the company complete the so-called coreport Denkendorf in the immediate vicinity, built to the demanding KfW 40 efficiency standard.
Development model and project parameters
With this acquisition, the companies, both active in the sector for decades, mark their first collaboration. Andreas Roemer, Managing Partner of MB Park Deutschland GmbH, refers to the classic approach to property development: as the site owner, the company manages project delivery and assumes the entrepreneurial market risk. The objective of the owner-managed structure is to cover all services end-to-end, provide market-rate leasing terms, and ensure sustained full occupancy.
