Space expansion in the Dumbo creative district
New York design and packaging agency Twelve is doubling its office space in Brooklyn's Dumbo neighbourhood. According to a spokesperson for landlord Two Trees Management, the firm has signed a 7,000-square-foot expansion at 45 Main Street. This transaction brings the agency's headquarters to a total of 14,000 square feet, covering parts of the sixth floor of the twelve-storey office building.
The new lease runs for seven years, with an asking rent of $52 per square foot. Crain’s New York was first to report on the transaction. Twelve was not represented by an external advisor in the agreement. On the landlord side, Alyssa Zahler and Elizabeth Bueno handled negotiations in-house for Two Trees Management. In a statement, Bueno emphasised that Twelve's decision to double its space reflects the district's continued appeal to businesses in the creative sector.
Founded in 2005, Twelve produces merchandising and packaging solutions for international brands; its clients include Dior and the New York Times. Alongside its central hub in Dumbo, the company maintains international branches in Paris, London, Hong Kong and Shenzhen.
Long-standing commitment to Main Street
Prior to its tenure of more than ten years at 45 Main Street, Twelve spent three years in another Two Trees building at nearby 55 Washington Street. The agency moved into the Main Street property in 2015 and has expanded its leased area there several times since. Physical occupancy of the additional 7,000 square feet is scheduled for the first quarter of 2027.
Katie Conovitz, founder and chief executive of Twelve, explained in a statement that doubling the space provides the team with greater scope for collaboration. Just as important, she added, was that the expansion allows the agency to continue hosting clients in an inspiring setting.
The 476,000-square-foot office building on Main Street, situated between Front Street and Water Street, houses a wide range of design studios and agencies. Recent arrivals include film editing collective Church Edit and Think! Architecture + Design. Late last year, renowned architecture practice Bjarke Ingels Group also extended its lease for 50,000 square feet in the property.
