PATRIZIA, an internationally active investment manager in real assets, has completed the transformation of the historic Postbahnhof in Berlin Mitte. The project involved repositioning the area between Ostbahnhof and the Spree riverbank into a modern office complex while preserving the listed building fabric.
The investment volume for the development in the Mediaspree area totals approximately EUR 400 million. Upon completion, the complex offers a total lettable area of over 45,000 square metres, distributed across several independent buildings. The redevelopment aimed to create a contemporary working environment that meets the demands of modern businesses while honouring the historical character of the location.
Architectural Concept and Location Features
The project development of the Postbahnhof Berlin integrated the listed elements of the original building structure. The concept combines industrial history with modern office architecture to create a specific landmark in Berlin's cityscape. The building ensembles are grouped around central green spaces, which contributes to the quality of stay in the urban context.
The Berlin Mitte location, particularly the Mediaspree area, is characterised by its central position and proximity to key transport hubs. The surroundings are shaped by a mix of creative industries, technology companies, and cultural institutions, which increases its attractiveness for tenants and investors. Connectivity to public transport and infrastructure plays an important role in the utilisation of the spaces.
PATRIZIA's Investment Strategy
With this project, PATRIZIA is pursuing a strategy focused on transforming existing properties into high-quality, future-proof real estate.
