Deutsche Hypo – NORD/LB Real Estate Finance has granted a financing facility of EUR 75 million to the Dutch real estate investor and asset manager Zadelhoff. These funds are designated for a diversified office portfolio in Amsterdam, which includes both listed buildings and modern commercial properties.
The portfolio consists of the municipally listed Havengebouw in Amsterdam city centre and four office properties. The latter are located on De Boelelaan and Antonio Vivaldistraat in the Zuidas business district, one of the city's most significant locations.
Portfolio Details
The Havengebouw, completed in 1960 to designs by architect Willem Dudok, is situated directly on the IJ and is within walking distance of Amsterdam Central Station. It offers approximately 11,700 square metres of office space. In 2021, the building underwent extensive refurbishment by Zadelhoff. During this process, a thermal energy storage system, known as a WKO system in the Netherlands, was installed. The property operates without natural gas and currently holds an A+ energy label.
The four properties in Zuidas are well-connected in terms of transport, both by public transport and by car. The property at Antonio Vivaldistraat 2-8 serves as Zadelhoff's company headquarters. These properties currently have energy labels ranging from A to A+++. An exception is the property at Boelelaan 28, which holds an energy label C; further measures to improve energy efficiency are planned here.
