STAYERY is expanding its presence in the DACH region by entering the Swiss market. With a groundbreaking conversion project in Basel, the company marks an important milestone in its expansion strategy. The city of Basel, located in the three-country corner, offers ideal conditions for this due to its international appeal, its central location in Europe, and its significance as an economic and mobility hub. STAYERY opened its first location for short and long-term stays in Berlin as early as 2019. The portfolio currently comprises over 2,700 units at 25 locations.

The existing building at Hochstrasse 37–39 will undergo a comprehensive renovation. The transformation from a former office building to a high-quality property adhering to the STAYERY standard is already underway. This change of use involves a consistent overhaul of the substance with high demands on design, functionality, and quality of stay. Planned measures include the replacement of windows, the optimisation of floor plans, and a high-quality design concept. Across four floors, 132 modern design apartments will be created, equipped with kitchenettes and spacious living and working areas.

The usage concept will be supplemented on the ground floor by openly designed lounge areas, which include co-working spaces, a guest laundry, and a self-service kiosk. Demolition work has already begun, and the project is scheduled for completion in 2027.

Location and project partners

Basel is one of Switzerland's most economically relevant cities and plays a central role in the European economic area as an interface between Switzerland, Germany, and France. The city is characterised by a high density of globally active companies, particularly in the life sciences, pharmaceutical, and chemical sectors, as well as a strong research landscape and international events such as Art Basel. These factors establish Basel as a significant business and scientific location.

The new STAYERY location is being developed directly at Basel SBB main station, one of the region's most important transport hubs. The Old Town, the exhibition centre, and the international airport are quickly accessible from there. At the same time, the adjacent Gundeldingerquartier, around Güterstrasse and Tellplatz, offers comprehensive urban infrastructure with a diverse range of gastronomic options, cafés, and local amenities. The combination of international economic power, high cross-border mobility, and the central location creates favourable conditions for the STAYERY concept and an anticipated demand for flexible short and long-term stays.

The project is being realised for the listed Swiss real estate fund Schroder ImmoPLUS, managed by Schroders, in collaboration with EROP as a development partner. EROP is responsible for the planning and implementation of the conversion project and will oversee its development until completion. The sustainable transformation of the property, in cooperation with STAYERY, creates a modern hospitality concept in a central Basel location. EROP's involvement in a structured operator selection process was facilitated by Swiss hospitality and real estate expert Alessandro Acquaviva. On the operator side, the legal support for the contract negotiations was provided by hotel expert Ion Eglin from the Swiss law firm Bratschi.
