CapMan Real Estate, the property platform of the listed Finnish private asset manager CapMan Plc, is expanding its strategic outreach to institutional investors in Germany. The company offers a selection of property investment solutions in Finland, Sweden, Denmark and Norway. Companies belonging to the CapMan Group already manage assets totalling over EUR 2 billion for German institutional investors.

To implement the strategy of continuing to provide comprehensive support to existing investors and building new relationships, CapMan has appointed Philip Khoo to its Fund Investor Relations team. Mr Khoo will focus on capital raising and investor relations within the property platform. He will work closely with Selinus Capital GmbH, CapMan's partner specialising in capital raising in Germany.

Philip Khoo, Associate Manager at CapMan, expressed his enthusiasm about contributing to the company's growth and bringing his experience in property fund management. He highlighted that his technical background and fund-level knowledge have given him a deep understanding of CapMan's strategies and investors' needs. He looks forward to collaborating with both existing and new investor partners.

Attractiveness of the Nordic property markets

The Nordic countries are considered established European property markets that continue to attract institutional capital. This is supported by stable political and economic conditions, as evidenced by the World Bank's Worldwide Governance Indicators, and high market transparency, reflected in JLL's Global Real Estate Transparency Index. Long-term structural growth drivers are expressed in the GDP growth forecasts of the OECD Economic Outlook.

Activity in the Nordic property investment markets has recently increased. According to CBRE, the transaction volume in the Nordics rose by 26 per cent in 2025 compared to the previous year. This means that approximately 15 per cent of the total European property transaction volume was accounted for by this region. Residential properties, hotels and publicly used properties, in particular, benefit from structural developments such as urbanisation, population and tourism growth, as well as investments in the context of the sustainability transformation.

Mika Matikainen, CEO and Managing Partner of CapMan Real Estate, noted that there continues to be strong interest from German institutional investors in the Nordic property markets. He cited the region's economic resilience, high market transparency, and attractive sector dynamics across all Nordic countries as key drivers. Many investors view the Nordic markets as a valuable addition to a broader European property allocation. CapMan aims to provide institutional investors with structured access to these markets through local presence, a team of approximately 80 employees across four Nordic locations, and extensive market experience.

Diversified portfolio and sustainability approach

CapMan's property platform, established in 2005, manages a property portfolio with a fair value of approximately EUR 6 billion. Nearly 80 per cent of the portfolio is allocated to Living strategies, primarily residential and hotel properties. The portfolio includes open-ended Core and Core-Plus strategies, as well as closed-ended Value-Add funds, with a focus on sectors supported by long-term demographic developments and usage trends.

Sustainability aspects are fully integrated into the investment and asset management process. All active CapMan Real Estate funds are classified as Article 8 under the EU Sustainable Finance Disclosure Regulation (SFDR). Four funds have a five-star rating from GRESB, while three others are rated four stars. Furthermore, CapMan adheres to the Principles for Responsible Investment (PRI) and the Science Based Targets initiative (SBTi).
