The Caritas Association of the Archdiocese of Munich and Freising e.V. has sold the heritable building right to the former Caritas St. Konrad Nursing Home in Wasserburg am Inn. The handover to the new owner, Wasserburg vier GmbH, is scheduled for 23 July 2026. This transaction enables a repurposing of the property, which aims to create affordable housing for young target groups.
Thomas Schwarz, Board Member for Finance and Infrastructure of the Caritas Association of the Archdiocese of Munich and Freising, expressed satisfaction with the solution found and emphasised the great trust in the buyer's plans for the benefit of the town of Wasserburg. Wasserburg vier GmbH intends to convert the building into a residence for apprentices, young professionals, and young families. This concept addresses the urgent need for affordable housing in the region, which had previously been brought to Caritas' attention by the town of Wasserburg am Inn.
Strategic Repositioning and Social Responsibility
Operations at the St. Konrad nursing home ceased at the beginning of 2025. Former residents were able to either move to the newer Caritas nursing home 'Sonnengarten' in Edling or received support in finding alternative living solutions. Since the cessation of operations, the property, which is located on a prominent hillside in the town, had been vacant. Continuing it as a care facility was no longer economically viable for the Caritas Association due to millions of euros in renovation needs and the shortage of skilled care workers in the region.
Uwe Völkel, Managing Director of Wasserburg vier GmbH, highlighted the attractiveness of the location in Bavaria and saw the project as a sustainable investment opportunity for his company's portfolio. The next steps for implementing the project will now be initiated. The town of Wasserburg welcomed the intended subsequent use of the property. Bastian Wernthaler, First Mayor of the town of Wasserburg, underscored the importance of youth housing for Wasserburg as a school town and signalled the readiness of the town administration for discussions and assistance regarding any necessary building rights.
It was a central concern for the Caritas Association to dedicate the property to a social repurposing. This led to a pricing agreement described as fair for both sides. The contracting parties agreed to remain silent on the exact purchase price.
