Deutsche Investment has acquired the residential portfolio known as 'Sunrise' in Leipzig. This portfolio comprises a total of nine multi-family houses. The buildings, which are part of the portfolio, were constructed in 1995. The properties collectively consist of 113 residential units.
The residential properties are located in the Grünau district of Leipzig. This district is characterised by its integration into green spaces, which are directly adjacent to nature conservation areas. The transport links of the location are ensured by public transport, which offers a direct connection to Leipzig city centre. The existing infrastructure also includes various local amenities.
As part of this acquisition, Deutsche Investment has launched a fund for the acquisition and management of residential properties. This open special AIF, named "Deutsche Investment – Wohnen IV", focuses on investing in residential properties in German medium-sized and major cities. Investments are planned for properties from EUR 5 million.
Strategic Orientation and Investment Focus
The fund's investment strategy focuses on established locations with positive demographic and economic development. The fund intends to acquire both existing properties and development projects. Particular attention is paid to energy-efficient properties or those that can be energy-efficiently renovated. The aim is to build a broadly diversified portfolio characterised by a mix of different construction years, apartment types and location features.
The acquisition of the Leipzig portfolio is in line with the fund's overarching investment strategy, which aims for long-term value development in residential properties. The decision for the Leipzig location corresponds with the assessment that this region continues to offer growth potential in the residential segment.
