VALUES Real Estate has concluded a long-term lease agreement for the hotel property in the QF Quarter at An der Frauenkirche 1 in Dresden's Neumarkt. The new operator is The Cloud One Hotels, the lifestyle brand of the Motel One Group. The takeover of hotel operations from the previous Townhouse Dresden is scheduled for 1 August 2026. This agreement ensures a seamless transition and the uninterrupted continuation of the hotel site.
As part of this transaction, The Cloud One Hotels will take over all 95 hotel rooms in the building. All existing employees of the previous operator will also be retained. This underscores the continuity and stability that the new operator is intended to provide at the site.
Bogac Kesikbiyik, Head of Asset Management at VALUES Real Estate, commented on the new partnership. He emphasised that with The Cloud One Hotels, a financially sound operator has been secured, whose profile meets both the demands of the property and its prominent location directly opposite the Frauenkirche. The long-term re-letting of the hotel site is considered an important contribution to the qualitative development of Neumarkt in Dresden. This area is understood as a significant tourist and business location in the city.
The QF Quarter is a central asset in VALUES Real Estate's portfolio. The acquisition took place in December 2024 as the first investment for the institutional fund VALUES Prime Locations II. It is a mixed-use ensemble comprising a total rental area of approximately 17,600 square metres and 201 parking spaces. The diversity of uses extends to high-quality retail spaces, offices and apartments, medical practices, and the newly leased hotel spaces.
The property in Dresden's Neumarkt is classified as a 'trophy property', particularly due to its prominent location in the historic city centre. The designation 'Florence on the Elbe' for Dresden underlines the cultural and architectural significance of the surroundings. The integration of a hotel from The Cloud One Hotels group into this ensemble contributes to the attractiveness and functionality of the quarter.
