The DORNIEDEN Group has acquired a property of approximately 15,000 square metres in Neuss-Allerheiligen. The aim of the acquisition is the development of terraced houses under the VISTA Reihenhaus brand. The seller of the site is the horticultural entrepreneur Franz-Josef Odendahl. The area in question, a section of the former Rosenhof, is located between Ewald-Malzburger-Straße, August-Macke-Straße and Neuenberger Straße.
On the acquired land, the DORNIEDEN Group plans to build 38 terraced houses, five of which will be in the price-dampened segment. This project is part of a comprehensive district planning. On an area of approximately 4,300 square metres retained by Franz-Josef Odendahl, multi-family houses for rent are planned. Currently, 57 flats are being planned there, some of which are publicly subsidised. A third building plot in the northern part of the total area is owned by the City of Neuss, where publicly subsidised housing is also to be built.
Dr. Sebastiaan Gerards, Head of the Central Branch of the DORNIEDEN Group, commented on the significance of the acquisition: “With the acquisition of the site in Neuss-Allerheiligen, we are creating the basis for urgently needed family-friendly housing at this location.” He emphasised that the VISTA terraced houses stand for a high standard of quality and a balanced price-performance ratio. The implementation of price-dampened units meets the demand for enabling affordable living in attractive districts.
Franz-Josef Odendahl attached importance to selecting a reliable buyer for the further development of the site: “It was important for us to find a reliable buyer for the development of the site who would develop the location with a sense of proportion.” The creation of a vibrant residential district is pleasing. The zoning plan procedure is currently underway, which the DORNIEDEN Group is pursuing together with the City of Neuss. Aspects of infrastructure development, such as road construction as well as infiltration and green areas, are also being considered.
Construction is scheduled to begin in mid-2027, with the completion of the entire district targeted for the end of 2028 according to current plans. The location in Allerheiligen offers a quiet residential atmosphere and good transport links. The district has an established infrastructure with shopping facilities, day-care centres, schools and other local amenities. The city centres of Neuss, Düsseldorf and Cologne are also easily accessible. This makes the location particularly attractive for families seeking a quiet environment with proximity to urban centres.
