In Bergheim-Ahe, the DORNIEDEN Group is acquiring an approximately 26,800 square metre site. This formerly agricultural plot is designated for the development of a multi-generational quarter, intended to encompass various housing types for families, singles, and seniors. The planning envisages the construction of a total of 83 terraced and semi-detached houses. Additionally, two apartment buildings with 39 flats and 20 apartments are planned.
The residential offering will be complemented by the integration of a doctor's surgery, which is intended to strengthen local provisions within the quarter. The two apartment buildings have already been sold to an external investor prior to construction commencement. Both parties have agreed to maintain confidentiality regarding the details of the purchase price. With this project, the DORNIEDEN Group is contributing to the creation of housing in the region.
Quarter Development and Timeline
The plot under development on Nesselweg represents the third and final construction phase of a larger quarter development. While the first two construction phases were developed, parcelled, and allocated to private builders by the City of Bergheim, the housing-related realisation of the final section is exclusively the responsibility of the DORNIEDEN Group. The existing cooperation with the City of Bergheim is described by both sides as trusting and collaborative. The continuation of this cooperation in the upcoming project phases is sought.
According to the company, the development plan for the project is close to receiving its resolution. Sales of the houses are planned for the first quarter of 2027. Construction is anticipated to commence in mid-2027, with an estimated completion of the entire quarter by mid-2028.
Residential Concept and Location
The new quarter is designed to combine affordable living with construction quality. It will feature 63 terraced and semi-detached houses under the VISTA Reihenhaus brand. These are characterised by serial planning to offer a price-performance ratio that is intended to facilitate home ownership, particularly for families. The offering is supplemented by 20 individually planned semi-detached houses from the DORNIEDEN Generalbau brand, which allow for additional design flexibility.
The new housing estate integrates into an existing residential environment, predominantly consisting of detached houses. Advantages of the location include short distances to nurseries, schools, shopping facilities, and leisure amenities. Its connection to Cologne is rated as good, making the location attractive for families seeking a natural living environment combined with urban accessibility. With this project, the DORNIEDEN Group continues its growth trajectory in the Rhineland, underscoring its commitment to developing residential quarters in high-demand regions.
