On 10 July 2026, ECKPFEILER Immobilien Gruppe celebrated the completion of HOKI-Living in Holzkirchen. Holzkirchen's First Mayor Christoph Schmid attended the event. HOKI-Living is the fourth part of a development spanning approximately 20,000 square metres, integrating living, gastronomy, healthcare facilities, a daycare centre, communal areas and mobility solutions.
The project is considered a model for multi-storey timber construction and a pioneering planning law model. It is the first officially designated “urban area” in the Miesbach district and is intended to set a standard for future-oriented local development. The ensemble transforms a former commercial site into an urban area in Holzkirchen. After a two-year construction period, the timber-hybrid district was commissioned on schedule.
The urbanistically and architecturally significant ensemble, designed by steidle architekten from Munich, offers flats, a daytime café, a physiotherapy practice, a daycare centre and various communal areas. It combines living, gastronomy, social infrastructure and shared open spaces. HOKI-Living also represents a transition at the interface between residential and commercial areas. A significant success for ECKPFEILER, also in the context of brownfield development, is the successful marketing: ECKPFEILER managed both the individual sales of the residential units and the letting on behalf of the buyers. A large proportion of the flats and all commercial spaces have already been sold or let on a long-term basis.
Structure and usage concept
The district, which covers a gross floor area of approximately 8,300 square metres, was completed on schedule by April 2026, almost two years after the groundbreaking ceremony. It comprises 109 residential units, ranging from furnished apartments to two- to four-room flats. Eight flats were acquired early by the municipality of Holzkirchen and are being let as required. The proximity to regional commercial and business locations makes HOKI-Living an attractive housing option for local workers. Spacious roof terraces with panoramic views are available to all residents and are intended to foster exchange and community.

- —Green outdoor areas serve as meeting points and places for interaction.
- —A two-group daycare centre for 24 nursery children and 12 crèche children, operated by the municipality of Holzkirchen, is scheduled to open in September 2026.
- —The public daytime café of Café Restaurant Momm is open to residents and neighbours, with its outdoor terrace enhancing the forecourt.
Christoph Schmid, First Mayor of Holzkirchen, emphasised the importance of HOKI-Living as an impetus for future local development. He highlighted that it is the first urban area in the district to link living, working and childcare in such a way. He also mentioned the transformation of a formerly sealed surface into a place with high amenity value and shared open spaces. Wolfgang Bogner, Managing Partner of ECKPFEILER Immobilien Gruppe, thanked the municipality for their cooperation and underlined the company's aim to create places where people can live and feel at home. He affirmed the successful implementation of the timber construction component as a blueprint for multi-storey residential buildings, as everything from the first floor upwards, with the exception of stairwells and load-bearing walls, was constructed using solid timber.
Sustainability and mobility
The project was built on a former car park area and enabled the creation of living space through densification without additional sealing of green areas. HOKI-Living also serves as a model for the transformation of single-use commercial areas. It is the first officially designated “Urban Area” in the Miesbach district, setting an example for modern district development with a diverse mix of uses.
In terms of mobility, HOKI-Living is also forward-looking: it is the first private construction project in Holzkirchen to receive a reduction in the parking space ratio due to a specially developed mobility concept. The mobility concept includes car and bike-sharing options.
