Transaction and financing marketplace Europace is expanding its digital service offering in collaboration with VALUE AG. At the beginning of October, the jointly operated document shop was expanded to include services from the start-up meinhaus.digital. The platform of the Schwäbisch Gmünd-based company enables financing advisors to select construction- and valuation-relevant documents directly within the system and commission them digitally.
The service portfolio of meinhaus.digital includes precise floor plans, detailed living space calculations, sound estimates for upcoming conversion costs, and required energy documentation. These documents are indispensable, particularly in the context of modernisation, renovation, and refurbishment projects. The company provides the required materials within a period of 24 to 72 hours, enabling them to be submitted promptly to financing institutions and grant bodies.
Accelerated processes in existing property financing
Stefan Münter, co-CEO of Europace, points to the altered market environment in the property sector. In light of persistently high new-build costs, demand is shifting increasingly towards existing properties, noticeably increasing the volume of refurbishment projects requiring financing. Providing these services on Europace closes an operational gap and delivers noticeable efficiency gains for advisory partners.
The step is also welcomed by surveyors and valuers. Cnut Siebert, executive board member for real estate valuation at VALUE AG, emphasises that incomplete documentation considerably delays valuation procedures and thus the entire loan process. Prospective buyers, however, are usually under substantial time pressure. Direct integration resolves this bottleneck, while both partners are already working on further joint service offerings.
Background to the cooperation and market response
The initiative traces back to discussions at the 44th Europace Conference, held in Berlin in June of this year. Carolin Krebber, co-founder and architect of meinhaus.digital, reported that the substantial amount of time spent procuring missing documents was a central topic of discussion there. From this specific issue, the technical integration now implemented was developed within just a few months.
The start-up founded by Carolin Krebber and Leonie Dowling also recently gained public attention on television: on the VOX programme 'Die Höhle der Löwen', the founders secured an investment commitment from investors Jana Ennsthaler and Carsten Maschmeyer. According to provisional AGF ratings, the broadcast recorded 1.25 million viewers and a market share of 11.4 per cent in the advertising-relevant target group of 14- to 59-year-olds.
