The FIM Unternehmensgruppe, specialising in retail properties, is investing in the modernisation and expansion of two Netto stores. These measures are designed to increase the rental area per location to approximately 1,450 square metres and the sales area to about 1,100 square metres. The discounters in question are located in Königs Wusterhausen, north of Berlin, and in Bad Driburg in North Rhine-Westphalia. At both locations, Netto has secured its presence by concluding long-term lease agreements.
Jan Lerke, Managing Director of FIM Unternehmensgruppe, commented on the projects. He highlighted that the modernisation of the Netto stores in Königs Wusterhausen and Bad Driburg underscores the company's strategy to future-proof locations together with the operator and adapt them to current space requirements. The buildings, originally constructed in 2009, had sales areas of 800 square metres, which no longer meet today's standards. Through such measures, the group achieves a successive and sustainable increase in the value of its food retail properties.
Comprehensive Measures and Location Details
The construction work at both locations includes the expansion of the sales area and a redesign of the façade. Furthermore, the current sales concept will be implemented. This involves designing wider aisles, a clearer product arrangement, and an expanded product range to enhance customer appeal.
The Netto store in Königs Wusterhausen, part of the FIM Unternehmensgruppe's portfolio since 2019, is situated on a 7,700 square metre plot and offers 90 customer parking spaces. A photovoltaic system for CO2-neutral power generation is located on the roof of the store. The location is in Darwinbogen, which serves a residential area, and at the intersection of the main thoroughfare B179. Darwinbogen transitions south into Berliner Straße, which leads to the city centre. Connection to the public transport network is available. Approximately 24,000 residents live in the immediate catchment area.
In Bad Driburg, the Netto store, which has been part of the portfolio since 2017, is located on an approximately 5,600 square metre plot with 60 car parking spaces on Dringenberger Straße. This location, together with a supermarket and another discounter, forms a supply hub within the market area. Its position on the city's central access road ensures good accessibility by car. Nearby, the federal highway B64 connects to Paderborn in the west and Brakel in the east. In addition to these projects, the FIM Unternehmensgruppe will also bring a recently acquired Netto store in Albstadt-Ebingen on the Swabian Jura up to current standards, together with the operator.
