The luxury mixed-use project Mercedes-Benz Places Miami, a highly anticipated development, is taking a crucial step closer to finalising its financing. Sources confirmed to Commercial Observer that the developers for the high-profile construction venture have signed the financing agreements, paving the way for the transaction's close.
J.P. Morgan is leading the $1.11 billion financing package, providing an $860 million construction loan for the tower located in Miami's Brickell neighbourhood. Additionally, Nuveen Green Capital is set to contribute approximately $250 million in Commercial Property Assessed Clean Energy (C-PACE) financing for the project. Although the contracts have now been signed, the transaction's close is still pending but is expected later this year.
The financing negotiations are being led by a team from Walker & Dunlop, including Aaron Appel, Dustin Stolly, Jonathan Schwartz, Adam Schwartz, Keith Kurland, Sean Reimer, and Sean Bastian. Initial reports of the impending large-scale financing first appeared in The Promote.
Development History and Project Scope
The Miami project was originally developed by JDS Development. However, earlier this year, Fontainebleau Development, led by Jeffrey Soffer, joined the project as a partner to advance the development following a foreclosure lawsuit. The German automotive company Mercedes-Benz first lent its name to the Brickell tower in 2024, marking Mercedes-Benz's first branded residential project in the US, following similar ventures by competitors such as Porsche, Aston Martin, and Bentley.
Upon completion, the 67-storey Mercedes-Benz Places-Miami building, located at 140 SW 11th Street, will offer an impressive variety of uses.

According to sources, the J.P. Morgan loan is secured by the entire Mercedes-Benz project, while Nuveen's financing is exclusively secured by the commercial components of the project. Requests for comment from Fontainebleau Development, J.P. Morgan, and Walker & Dunlop initially went unanswered, while Nuveen declined to comment.
