A long-term full letting has been secured for the former C&A retail property at Lange Straße 28-30 in Oldenburg. The Bundeswehr, represented by the Federal Agency for Real Estate (BImA), has leased the entire area, totalling approximately 2,500 square metres. This transaction is considered exemplary for the repurposing of large-scale retail properties within the framework of modern urban development and was initiated through the collaboration of Eden-Ehbrecht Immobilien and Robert C. Spies.

The initial contact with a potential tenant was made in December of the previous year through the Industrial Real Estate experts at Robert C. Spies. After an initial exploration of Bremen as a location, the search focused on Oldenburg. Subsequently, the local real estate network was activated to identify suitable properties. Eden-Ehbrecht Immobilien, an established commercial agent in Oldenburg, contributed to the rapid identification of suitable properties through its portfolio of high-quality commercial spaces. The former retail property in the pedestrian zone proved ideal for the user's requirements.

Negotiations for the property were conducted within approximately six months, from the first viewing to the signing of the contract. The successful marketing resulted from the professional cooperation of the involved real estate service providers. While both companies, Eden-Ehbrecht Immobilien and Robert C. Spies, contributed their market and network expertise, the operational marketing management and main coordination were handled by Eden-Ehbrecht Immobilien.

After half a century of fashion presentation, the building is being transformed into a public authority location. The space allocation is as follows: on the ground floor, which spans approximately 330 square metres, a Bundeswehr career advisory centre will be established. This is intended to function as an open point of contact in a central location. The first to third floors, covering around 2,150 square metres, will be developed into a regional recruitment centre for the Federal Ministry of Defence (BMVg). Around 50 civilian positions will be permanently created there.

The Ministry's location decision is based on an analysis of population distribution to centrally connect regions with a high number of applicants. Accessibility in Oldenburg city centre was a decisive criterion here. Parallel to the individual fit-out of the spaces by the Bundeswehr, the owner is carrying out energy-efficient renovations to the roof and facade. Additional facade openings are also planned to improve light conditions. Recruitment operations are scheduled to commence in July of the coming year.

The revitalisation of the property is part of a wave of modernisation in Lange Straße. At the end of last year, a Rossmann branch already occupied around 1,000 square metres of retail space in the district, which is expected to increase footfall. The complete letting of the former C&A building will now strengthen the retail location and transform Oldenburg's city centre through an innovative corporate real estate concept. The property will feature ceiling heights of up to 3.30 metres.
