Livory, a real estate developer, has received the necessary building permit for the realisation of a residential project in Erkner, Brandenburg. The development of a new residential building with rental apartments is planned on a site of approximately 6,000 square metres at Bahnhofstraße 5. The venture will be complemented by additional areas for commercial use and gastronomy. This is a development project with a gross floor area of around 12,000 square metres, which will comprise 142 residential units and additional commercial spaces along Bahnhofstraße. An underground car park with over 112 parking spaces is also part of the plan.
The plan also includes a gastronomy area with outdoor seating facing the Flakenfließ, which is intended to enhance the quality of stay by the water. The architectural design features staggered floors and roof terraces. The firm commissioned for the planning is Prasch Buken Partner. Livory is currently in the final planning phase and is preparing the tendering and awarding procedures. Construction is scheduled to commence in the second quarter of 2027, coinciding with the demolition of the existing building. Completion of the overall project is anticipated for the first quarter of 2030.
Location and Infrastructure
The development site is characterised by its central location directly at Erkner railway station and borders the federal waterway Flakenfließ to the south. This waterside location significantly contributes to the quality of stay and creates a tranquil environment, despite its urban connectivity. Erkner, situated in the Oder-Spree district, lies on the southeastern edge of Berlin and is well-connected to the capital by transport. Berlin's Ostkreuz station can be reached by regional train in approximately 15 minutes. Connectivity for private transport is ensured by the Berliner Ring (motorway A10) and surrounding federal roads.
The Mayor of Erkner, Henryk Pilz, expressed a positive view, emphasising that the construction project would bring the city's development plan to life. A previously underutilised area would be enhanced with much-needed housing, a waterside restaurant, and various commercial spaces. Manuel Al Hamwi, Head of Development at Livory, described the building permit as an important milestone for the development of the site. He highlighted the proximity to the railway station and the direct waterside location as particularly attractive features of the area in the Berlin surrounding region, with the aim of creating new living space and urban added value.
Project Participants and Background
Livory acts as investment and development manager and is responsible for the development of the plot on behalf of an investor mandate from Henderson Park. The plot was previously acquired from Covivio. This approach underscores the targeted strategy for the realisation of this ambitious project. The collaboration between the city administration, Livory, and other authorities was described as committed and trusting, aiming to develop the area sustainably for the future.
