REALOGIS Immobilien Düsseldorf GmbH, a subsidiary of the REALOGIS Group, reports the successful brokerage of a new tenancy for a logistics property in Dortmund. The transaction guarantees the seamless follow-up occupancy of the properties in the Oestrich commercial area, after the previous lease agreement expired.
The owner of the property, located at Strümpenbusch 3, is CityLink, a real estate platform specialising in last-mile logistics. CityLink had also acquired this property via REALOGIS in 2021. The current re-letting thus underscores the continued collaboration and trust in REALOGIS's advisory expertise in the industrial and logistics real estate sector.
Details on the Property and the New Tenant
The property, built in 1990 on an approximately 15,000 m² plot, will henceforth be fully utilised by LAMPAG GmbH. This company is part of the internationally active Alu Group and specialises in the production of Schüco windows, doors, and facade solutions. The tenancy by LAMPAG ensures the long-term and full use of the areas.
The total lettable area of the property is approximately 5,950 m². This is divided into about 4,530 m² of warehouse space and approximately 1,420 m² of office space, spread across the ground floor and first floor. Additionally, an outdoor area of approximately 3,000 m² is available, designed for car and lorry parking spaces as well as for additional storage purposes.
Strategic Importance of the Dortmund Location
The location in north-west Dortmund benefits from advantageous transport links. These include direct connections to the A42, A2, and A45 motorways, enabling efficient logistics and distribution. This infrastructure is crucial for the realisation of urban logistics concepts. Dortmund continues to establish itself as one of Germany's central logistics markets, due to its strategic position within the Ruhr Metropolitan Region.
