Garbe Industrial Real Estate GmbH has fully leased a logistics property, specifically developed in Dissen am Teutoburger Wald, Osnabrück district, to Oval Group. The total area of the new building is 19,500 square metres. From February 2027, Oval Group will operate their fresh and refrigerated logistics in this property. Garbe Industrial originally designed the new building as a multi-user facility for various tenants and held initial discussions with regional companies. However, Oval Group expressed a need for the entire space with specific requirements for refrigerated logistics.
Nick Jung, Development Manager at Garbe Industrial, explained that the company's expertise in temperature-controlled logistics could be specifically applied to this project. He emphasised the productive collaboration of all parties involved, which enabled the swift development of a joint strategy and the start of its implementation. Oval Group, headquartered in Bad Oeynhausen, operates in the fields of freight forwarding, logistics, and personnel and is experiencing continuous growth. The newly leased property is another step in the company's expansion.
Property Features and Sustainability
The new facility in Dissen is specifically designed for the requirements of refrigerated logistics. It features a fresh produce area that allows temperatures of 0 to 7 °C and offers approximately 4,000 Euro pallet spaces. Additionally, there is a chilled dry area with temperatures of 12 to 18 °C, which provides capacity for around 23,000 Euro pallets. Both areas are equipped with generous handling zones to ensure efficient goods flow. Francisco Sanchez, managing partner of Oval Group, highlighted that the choice of Dissen was deliberately made due to its strategic importance for the company's region. The expanded capacities are intended to support sustainable growth and secure high-performance logistics solutions for customers in the future.
The new building was constructed on an approximately 32,000 square metre plot on Westring in Dissen, where an older refrigerated logistics facility had previously been dismantled. The dismantled and processed material was recycled for the new construction. The property comprises approximately 17,200 square metres of hall space, 1,700 square metres of storage mezzanine, and around 600 square metres of social and office space. The technical equipment includes 17 loading docks and two ground-level sectional doors. The outdoor area offers parking spaces for six lorries and 40 cars.
The transport links of the location are considered advantageous. The plot is situated on the A 33 motorway, strategically between the Osnabrück-Süd and Bielefeld motorway junctions, and is quickly accessible via the Dissen/Bad Rothenfelde and Dissen-Süd exits. Current ESG criteria were considered during development. The new building complies with the GEG-40 construction standard and exceeds typical sustainability requirements due to Garbe Industrial's ecological commitment. This is evident in the exterior design with wooden façade elements and a subtle green stripe along the top edge of the building.

Garbe Industrial is aiming for a Gold Standard certification from the German Sustainable Building Council (DGNB) for this property. The successful letting was significantly supported by the brokerage firm Ruhr Real, which acted as a consultant. Nils Mehrer, the responsible consultant at Ruhr Real, expressed his delight at once again assisting Oval Group after a previous successful letting in Bielefeld. He emphasised that the Dissen location, with its advantageous position and tailored property, offers optimal conditions for further expansion.
