California Governor Gavin Newsom has listed his 8.2-acre estate in Fair Oaks for sale at $7.5 million. Newsom acquired the seven-bedroom property in 2018 for $3.7 million, immediately after being elected Governor. This purchase was, and remains, the highest recorded residential property sale in Fair Oaks.

The Santa Barbara-style home, situated above the American River and protected by private gates, offers over 12,000 square feet of living space with seven bedrooms and twelve bathrooms. The main living areas within the estate are centrally distributed in the main house. Formal rooms are located on one side, beginning with the formal living room, where exposed wooden beams span the high ceiling.

Amenities and Features

Large, black-framed windows and glass doors line the exterior wall, offering views of the property and an adjacent patio. A piano and a small dining area are placed along the window side of the room, opening the space to the outside and maintaining an airy overall design. Opposite is the formal dining room with a long rectangular table beneath a beaded chandelier, complemented by floor-to-ceiling windows overlooking the greenery.

  • Price: $7.5 million
  • Location: Fair Oaks, California
  • Size: 12,663 square feet
  • Lot size: 8.2 acres
  • Bedrooms: 7
  • Bathrooms: 9 full and 3 half-baths
  • Special features: Resort pool, tennis court, private casita, 5,000-bottle wine cellar, cold plunge pool, hot tub, quad garage, proximity to the American River

A built-in bar area with mirrored shelves and bar stools creates a seamless transition between the dining area and the rest of the house, completing the formal entertainment space. In the adjacent kitchen, a large central island area is the centrepiece, surrounded by white cabinetry and integrated stainless steel appliances. Terracotta tiled flooring continues from the main hallway, while a wide window above the sink provides warmth and natural light.

Private Areas and Workspaces

Beyond the kitchen, the home opens to a large family room that combines a media area and a casual dining area under a vaulted ceiling. The media area features a white brick fireplace and a large sectional sofa facing an integrated wall unit with open shelving and a central television. At the other end of the room, an oval dining table creates an informal dining spot, just steps from the kitchen.

In addition to the main living areas, the property also includes two offices, each offering a different working environment. The first office is located in an open, loft-like space at the top of a small spiral staircase. A built-in wet bar and floating shelves line the walls under a vaulted ceiling with skylights and exposed wooden beams. The second office is more formally designed, with dark wood flooring, a wall full of built-in bookshelves, and a dark-toned accent wall. A desk is placed next to the bookshelf, while a sofa on the opposite side provides space for meetings or informal conversations, making this the more traditional of the two workspaces.

At the other end of the house, the Primary Suite is designed as its own private wing, combining a large bedroom with separate His and Hers bathroom areas, dressing rooms, a fitness room, and a secluded wellness courtyard. In the bedroom, the bed is positioned against a mirrored wall, opposite a large lounge area directly in front of it. The lounge consists of an L-shaped sofa facing a large fireplace wall. To the sides, large windows and sliding glass doors bring views of the property and offer direct access to the outdoor patio. Behind the bedroom, the bathroom is divided into two separate areas, allowing each person their own vanity, shower, toilet, and walk-in wardrobe. An oversized bathtub is located in a neutral part of the bathroom, connecting the two private areas with access to the wellness courtyard.
