The Greco Group has leased approximately 1,700 square metres of space within the FÜRST Berlin real estate complex. This includes a rooftop location and is intended for the opening of an Italian-American premium steakhouse with a bar and a spacious rooftop terrace. The opening of this new establishment is projected for autumn 2027. For the Greco Group, this marks their first presence in Berlin.
The leased areas are distributed over approximately 1,000 square metres on the fifth floor and a further circa 200 square metres on the sixth floor. Additionally, there is a terrace area of about 500 square metres with a direct orientation towards Kurfürstendamm. 3REAL provided advisory services for this transaction.
The Greco Group, active in the upscale gastronomy sector for over 20 years, pursues the concept of "Premium Italian Hospitality". This combines classic Italian culinary art with contemporary restaurant concepts. The company already operates several established restaurants in Frankfurt. With the new offering in Berlin, the group's portfolio will expand to a total of seven gastronomic locations.
Strategic importance and location
Josip Kardun, CEO of FÜRST, stated that in the Greco Group, they have gained an experienced and established restaurant operator who complements the existing offering with a high-quality restaurant concept. He emphasised that the location on the upper floors with the generous terrace area and direct orientation towards Kurfürstendamm offers ideal conditions for this. Kardun highlighted that Greco would strengthen the district's diverse mix of uses and create another attractive focal point for visitors, employees, and residents.

Overall concept and occupancy rate
Following the lease to the Greco Group, more than 40 percent of the total space in FÜRST is now occupied. FÜRST is a modern, mixed-use real estate complex in Berlin City West. A city quarter is being developed on approximately 106,000 square metres at Kurfürstendamm, which envisages a mix of office spaces, cultural and leisure facilities, as well as retail and gastronomic areas.
