The state housing association BayernHeim has successfully completed another project in the Swabian region. A total of 136 residential units have been completed in the Donaupark residential quarter in Günzburg. Of these units, 117 are designated for income-based subsidies, ensuring access to affordable housing for target groups with corresponding needs. This completion complements BayernHeim's existing and ongoing projects, which are being realised in Lindau, Augsburg, Kaufbeuren and Neu-Ulm.
Bavaria's Minister of Construction, Christian Bernreiter, emphasised the project's importance for alleviating strained rental markets during its completion. He highlighted that it combines affordable housing, optimal transport links, and proximity to nature. BayernHeim entered an existing project in Günzburg, which allowed for an increase in the number of subsidised flats from an original 50 to more than double that figure. An occupancy commitment of 55 years ensures the long-term availability of affordable housing.
Investment and Location Quality
The total investment volume for the project amounted to approximately 60 million EUR. Of this, over 37 million EUR came from housing promotion funds from the Free State of Bavaria, along with an equity contribution of about ten million EUR. The six residential buildings constructed are located in the immediate vicinity of Günzburg railway station, ensuring excellent public transport links. The attractive location near the recreational areas of the Günz and Danube floodplains underscores the high quality of life at the site. Sound insulation measures ensure a high quality of living despite the proximity to the railway line.
Andreas Nietsch, Managing Director of Baunova Bayern GmbH, highlighted that Donaupark has created subsidised housing that combines high quality standards with climate protection aspects. The flats are designed for various household sizes, from 2- to 5-room layouts, suitable for singles, couples, and families. All units are barrier-free and feature a balcony or terrace. A playground in the inner courtyard complements the offering.
Sustainability and Infrastructure
State funding significantly contributed to the implementation of a future-proof, energy-efficient, and sustainable construction method. The project meets the KfW-40 standard and integrates a district heating network concept, which, in cooperation with Günzburg's municipal utilities, provides for the use of waste heat from the local sewage treatment plant. Furthermore, roofs are pre-equipped for photovoltaic systems. For mobility, tenants have access to 124 underground car park spaces and 248 bicycle parking spaces, including areas for cargo bikes.
BayernHeim actively contributes to creating housing across Bavaria through projects like this. Currently, the association's portfolio of existing and under-construction flats comprises 5,915 units. The three state housing associations grouped under the Baunova Bayern holding company manage a total of around 19,900 existing flats and have 5,100 flats under construction.
