The Berliner Stadtreinigungsbetriebe (BSR) and Berlinovo Immobilien Gesellschaft mbH are jointly realising the S!nn Campus at Berlin's Südkreuz. The project comprises a building ensemble that includes a new headquarters for BSR and a multi-tenant high-rise building for Berlinovo. Since 2021, Drees & Sommer SE, a consulting company for construction, real estate, and infrastructure, has been responsible for project management and user project management for the BSR headquarters. The total investment by both companies amounts to approximately EUR 345 million.

Two building sections are being constructed on the former site of a BSR recycling centre. Building section A, the new BSR corporate headquarters, covers approximately 27,700 square metres of gross floor area and includes a publicly accessible town hall. Building section B is a 17-storey multi-tenant high-rise building owned by Berlinovo with a total of approximately 39,900 square metres of gross floor area, of which around 25,000 square metres are designed as flexible rental space. This offering aims to provide companies of various sizes and industries with future-proof real estate options, characterised by adaptable space concepts, modern working environments, and high-performance digital infrastructure.

Focus on Climate and Sustainability

A central concern of the S!nn Campus is climate protection, against the backdrop of the fact that around 30 percent of CO₂ emissions in Germany are attributable to the construction and operation of buildings. Berlin aims to reduce CO₂ emissions by 90 percent by 2040 and achieve climate neutrality by 2045. The design of the S!nn Campus comes from the Viennese architectural offices Franz & Sue and Schenker Salvi Weber. The detailed planning and construction services were assigned to ZECH Bau SE as part of a construction partner procedure.

The project integrates innovative solutions for sustainable building. Andreas Thürmer, BSR Project Manager, emphasises that the S!nn Campus demonstrates how climate protection, innovation, and networking can work together in urban development. This is achieved through a timber-hybrid construction method, climate-friendly energy supply, and the use of digital tools such as Building Information Modelling (BIM). In total, around 3,500 square metres of timber will be used in hybrid composite ceilings, columns, and lamella ceilings. The energy supply is based on geothermal energy, supplemented by heat pumps and photovoltaic systems on all roof areas. Sustainable rainwater management completes the concept. The targeted DGNB Gold certification has already been confirmed by a pre-certification.

Digital Infrastructure and Well-being

Digitalisation is an integral part of the S!nn Campus planning. Smart Score Gold and WiredScore Gold certifications are being sought for both buildings. WiredScore assesses digital connectivity, while Smart Score certifies the functionalities and technological foundations of an intelligent building. These Gold certifications ensure reliable connectivity, intelligent building control, and a future-proof infrastructure for users. Planning is carried out according to a BIM execution plan, which definitively establishes digital standards from the outset.

Wolfgang Falk, Department Head and Authorised Signatory at Berlinovo, highlights that the multi-tenant building combines flexible working environments with high demands on sustainability, digital infrastructure, and quality of stay. For this building, a WELL certification is also being sought, which, in addition to ecological sustainability and digital performance, also focuses on the health, well-being, and quality of stay of future users.

Larissa Martin, Project Manager at Drees & Sommer, describes the special nature of the project in the collaboration of two clients who are implementing the venture as a single entity. Drees & Sommer took on project management as well as user project, process, and BIM management and safety consulting. This interdisciplinary setup proved to be crucial for managing the project's complexity and coordinating the different requirements of the clients. BIM planning connects all planning, construction, and operation processes in a central digital building model, which is a decisive success factor in a large project with complex interfaces and parallel planning packages.
