A joint venture between Spitzer Enterprises and the Arden Group has closed $109.5 million in permanent financing for a recently completed multi-family property in Jersey City. Northwestern Mutual provided the loan to retire construction debt following the full lease-up and stabilisation of the 390-unit building at 425 Summit, in Jersey City's Journal Square neighbourhood, which was completed in 2024.

The transaction was arranged by CBRE. CBRE's Debt & Structured Finance team included Matthew Pizzolato, Jason Gaccione, Jake Salkovitz, Shawn Rosenthal, Josh Stein and Carlos Silva. This marks an important step in the project's financing strategy following its successful development and market launch.

Matthew Pizzolato of CBRE commented that 425 Summit presented a compelling opportunity to finance a recently stabilised, institutional-quality multi-family asset in one of the region's most dynamic residential markets. Due to its excellent public transport links, high-quality construction, strong operational performance, and experienced sponsor, there was no shortage of interest from the lending community.

The 27-storey building is located at 425 Summit Avenue, less than half a mile from the Journal Square PATH station. It offers studios to three-bedroom apartments and, according to CBRE, is 98 percent leased. In addition to the residential units, the property features ground-floor retail space and extensive community amenities.
