The renowned law firm Greenberg Traurig is expanding its office space in One Vanderbilt, one of Midtown Manhattan's most prestigious office buildings. The company, which provides legal services to corporations, financial institutions, and high-profile individuals, signed a 10.5-year lease for an additional 33,477 square feet, encompassing the entire 33rd floor. This information comes from landlord SL Green Realty.

Greenberg Traurig had initially signed its original 15-year lease for four contiguous floors in One Vanderbilt back in January 2018, even before the 1.7 million square foot office tower was completed in 2020. At that time, the firm relocated from its previous offices in the MetLife Building at 200 Park Avenue, whose lease expired in 2021.

Lease Prices and Market Dynamics

The exact rent for the new expansion agreement at One Vanderbilt was not publicly disclosed. However, Steven Durels, Executive Vice President and Director of Leasing and Real Property at SL Green, stated to Commercial Observer in February that rents in the building range between $250 and “well over $300” per square foot. This underscores the high price level for prime office space in this sought-after location.

Durels emphasised in a statement that the strong leasing momentum remained unbroken, with many tenants expanding their spaces and making significant investments in providing sophisticated work environments to better attract and retain talent. This assessment reflects a continuously positive development in the premium office space segment.

Parties Involved and Occupancy

Michael Monahan and Mark Ravesloot of CBRE brokered the deal for Greenberg Traurig. A representation from SL Green was not named in the available information. Spokespeople for CBRE and Greenberg Traurig did not immediately respond to requests for comment. The expansion by Greenberg Traurig means that One Vanderbilt remains 100 percent leased, a testament to its market appeal.

The news of this lease agreement comes at a time of robust office activity for SL Green. The company stated that it has so far signed 129 office leases in Manhattan in 2026, totalling 1.8 million square feet. This highlights SL Green's solid position in the New York real estate market.
