Tristan Capital Partners, a London-based value-add investor, has acquired a residential portfolio from Vonovia in Lüneburg. The transaction comprises a total of 975 residential units. The purchase was made in partnership with the Porth Group as a regional joint venture partner. This acquisition has been reported by various media, including Immobilien Zeitung, and marks a strategic step for both companies involved.
The divested portfolio is part of a broader strategy by Vonovia to withdraw from certain markets. The company will focus more strongly on its holdings in German metropolitan regions in the future. The sale of non-strategic assets is an element of this realignment. The concentration on core markets is intended to further strengthen the efficiency and strategic direction of the real estate company.
Structure and Location of the Portfolio
A significant portion of the portfolio, precisely around 700 of the acquired units, is located in the Kaltenmoor district of Lüneburg. These apartments, which were built approximately 60 years ago, represent a considerable share of the total stock. The geographical concentration in the Kaltenmoor district offers the new owner starting points for coherent portfolio management and potential value enhancement strategies.
The purchase price for the entire portfolio was stated as EUR 55 million. This sum is described as 'rather subdued' in the context of a value of approximately EUR 90 million previously communicated by Vonovia in 2024. The discrepancy between these two figures may reflect market conditions or the specific valuation bases at the time of the transaction.
