Gropius Passagen, an established shopping centre in the south of Berlin, experienced positive development in the first half of the year. Visitor footfall increased by around six percent during this period, corresponding to a total of approximately five million visitors. This development is supported by ongoing investments in digital infrastructure and the quality of visitors' stay.
March, in particular, was characterised by high visitor activity, with almost one million visitors. This can be attributed to a combination of seasonal shopping occasions, specially designed holiday programmes, and other promotions at the centre. Specific events, including "Karneval Cubana" and the start of the public viewing for the FIFA World Cup, also contributed to the increase in footfall and strengthened the location's regional embeddedness.
Retail Development and Digital Expansions
The turnovers of tenant partners showed a stable to positive trend. Sectors such as gastronomy, health, beauty, and services benefited from continuous demand. In parallel, customer purchasing behaviour remains price-conscious, with a focus on attractive offers and a balanced price-performance ratio. Furthermore, the letting situation can be regarded as positive, as several long-term lease agreements were extended, and further discussions for various spaces are at an advanced stage.
A key focus was on expanding digital services. In cooperation with APCOA, a digital parking system was implemented, complementing the existing parking services. Furthermore, the free Wi-Fi, digital visitor information systems, and the centre's entertainment offering "Gropius Beat" were further developed. These measures serve to improve the customer experience and enable more precise communication with visitors.
Outlook and Strategic Goals
For the coming months, further investments are planned in digitalisation, visitor comfort, and the optimisation of the tenant mix and selected spaces. The centre also plans seasonal promotions and events, including the "McPaper School Supplies Market", autumn fashion promotions, Halloween offers, and a Christmas programme, to create additional incentives. The introduction of a centre voucher is planned for early autumn and is intended to expand the range of services.

The increased visitor footfall and the positive response to events and new services underscore its strong regional embeddedness. For the second half-year, further investments in digitalisation, quality of stay, and continuous development of the offering are in focus, with the aim of consolidating Gropius Passagen's position as a leading shopping, leisure, and community centre in Berlin.
