Italian commercial and residential luxury kitchen manufacturer Officine Gullo is expanding in Manhattan. The Florentine company has signed a lease for 3,200 square feet of ground-floor retail space at 95 Madison Avenue in the NoMad neighbourhood. The building is owned by Sunlight Development. The agreement has a ten-year term and is intended to serve as the brand's new flagship location in New York City.
The official asking rent was not publicly disclosed. However, data from real estate services firm CBRE shows an average retail asking rent of $403 per square foot at nearby Herald Square for the third quarter of 2026. On the tenant side, Ross Kaplan and William Chaplin of Newmark brokered the transaction. The landlord's interests were represented by Daphne Zhou-Chan of Harvest International.
Second showroom for the Tuscan manufacturer in New York
It has not yet been confirmed when Officine Gullo will open the new branch at 95 Madison Avenue. For the kitchen maker, this marks its second location within New York City. The company already operates a showroom at 157 Hudson Street in the Tribeca district.
The building on the corner of Madison Avenue and East 29th Street has a long history. The original structure dates from 1912 and was repositioned by Sunlight Development as a high-end condominium residential property. Architectural firm FXCollaborative was responsible for the exterior design, whilst the interior design was conceived by Paris Forino.
Exclusive amenities at 95 Madison Avenue
Alongside the ground-floor commercial space, the property offers a range of upscale amenities for residents:
- —A communal lounge with a marble fireplace
- —A professionally equipped room for musical performances
- —A children's play area
- —Modern fitness and wellness facilities
Neither Newmark nor Harvest International nor the tenant provided further comment on the letting upon request. The transaction consolidates the continuing appeal of NoMad for international luxury brands in the home interiors and furnishings sector.
