P3, a developer and owner of commercial properties in Europe, and the Prodinger Group celebrated the official ground-breaking ceremony for their joint commercial centre in Bad Rodach. The project involves the construction of a build-to-suit commercial property with a total rental area of approximately 35,609 m², custom-built for the packaging and shipping company Prodinger. The lease commencement for the property is scheduled for September 2027.
The total rental area of the property is precisely structured: 31,140 m² are designated as pure commercial space, supplemented by 896 m² of office space. A further 3,323 m² are allocated to mezzanine areas, and 250 m² are intended for other usable areas. The concept has been designed with flexibility in mind, allowing for a potential division into up to three separate units of approximately 10,000 m² each. This serves to ensure adaptability to the user's future operational requirements.
Technical Standards and Sustainability Aspects
The property is being constructed according to modern technical standards. A clear height of 12.0 metres is planned to ensure efficient storage and logistics processes. A significant focus is placed on the sustainability of the property. The building aims for a BREEAM certification with the rating "Excellent". Ecological features include a photovoltaic system with a capacity of 1.0 MWp, fully energy-efficient LED lighting, and six charging stations for electric vehicles.
Sönke Kewitz, Managing Director of P3 Germany, stated that a tailor-made commercial property meeting the highest demands for flexibility and efficiency would be realised together with the Prodinger Group. He emphasised that P3 was pleased to actively shape the future of Prodinger at the Bad Rodach site, while considering the company's tradition. Moritz Arendt, Senior Development Manager at P3, highlighted that the support from local partners and the continuous exchange with Prodinger were key to the swift implementation. He further explained that a modern commercial space would be created in Bad Rodach, combining economic efficiency with high ecological responsibility.
Markus Ettlin, CEO of the PRODINGER Group, described the new logistics centre as one of the most significant projects for the Prodinger Group in recent years. He explained that the modern and conveniently located site, precisely tailored to the company's needs, would equip logistics for the future. The centralisation of sites and the use of state-of-the-art technology would noticeably increase productivity and quality, benefiting customers, suppliers, and employees. Tobias Ehrlicher, First Mayor of the town of Bad Rodach, called the start of construction a milestone for municipal development and underlined that P3 and Prodinger demonstrate how forward-looking construction can work. He expressed his pleasure at the swift project progress and thanked the entire team for the constructive and goal-oriented exchange.
Strategic Importance of the Location
Bad Rodach represents a strategically advantageous solution for the company's expansion plans, particularly due to its proximity to Prodinger's headquarters in Coburg, which is only about 15 kilometres away. The Coburg and Northern Bavaria region is characterised by a strong presence of logistics service providers, retail and e-commerce companies, and automotive suppliers. The project is also embedded in the Nuremberg-Würzburg logistics market, which functions as a functional corridor. This extends from the Nuremberg Metropolitan Region to Würzburg and benefits from excellent connections to the A3, A6, A7, and A73 motorways. This infrastructure supports efficient regional, national, and cross-border logistics operations.
