The festive ground-breaking ceremony for Building Plot 5 "LEO & LEA" in the Löwitz Quarter took place in Leipzig. Representatives of the city, including Thomas Dienberg, Mayor for Urban Development and Construction, as well as other project participants, were present. The Löwitz Quarter is conceived as a new urban district and comprises a total of approximately 550 residential units in a central location.
Building Plot 5 "LEO & LEA", with an area of approximately 7,200 m², is located on the future quarter square. A total of 179 apartments of various types, as well as an underground car park with 81 parking spaces, are being built on two separate plots. The project development division of the HAMBURG TEAM Group (HTP) is constructing 49 owner-occupied flats on one of the plots. On the other plot, HAMBURG TEAM Investment Management (HTIM) is realising 130 rental apartments for a special fund, in which several North German occupational pension institutions are involved. Of these, 70 units are publicly subsidised by funds from the City of Leipzig and the Free State of Saxony.
In addition to the residential units, Building Plot 5 includes three commercial spaces on the ground floor with a total area of approximately 400 m². Furthermore, open spaces and a pocket park are planned. Construction for Building Plot 5 began in October 2025. The shell construction started in April 2026, and its completion is planned for January 2027.
Construction method and energy standard
The construction project is being carried out using systematised construction methods with prefabricated elements, which ensures efficient implementation. The KfW 40-QNG energy standard is being achieved, which meets high energy requirements and simultaneously demonstrates a resource-efficient construction method. GOLDBECK Nordost GmbH is responsible for the planning and execution as general contractor.
Bastian Humbach, Managing Director of HAMBURG TEAM Projektentwicklung, commented on the significance of the project: "With Building Plot 5, we are providing the first impetus in the residential construction of the Löwitz Quarter. After years of quarter and site development, the first residential building plot is now becoming a reality. We owe the success of this step in a challenging market environment to the collaborative partnership with Goldbeck and the constructive coordination with the City of Leipzig. Systematised construction combines speed and efficiency with high design quality."
Pedro de Sousa Machado, Managing Director of HAMBURG TEAM Investment Management, emphasised the relevance of rental housing construction: "The rental component on Building Plot 5 brings much-needed housing to Leipzig. More than one in two of the 130 rental apartments is being created as publicly subsidised housing. This makes the offer specifically accessible to households with smaller and medium incomes. At the same time, the project demonstrates how long-term capital investment and a concrete contribution to housing provision can meaningfully intertwine." Robert Bölcskei, Branch Manager of GOLDBECK Nordost GmbH, added that the project exemplifies how systematised construction meets the highest demands for quality and architecture alike.
