The ground-breaking ceremony for the new build project "Lauterer 18|24" took place at Lautererstraße 18–24 in Munich-Harlaching. The Eurytos Unternehmensgruppe is developing two residential buildings there with a total of 49 owner-occupied flats. The location in the south of Munich, between the Isar floodplains and the Perlacher Forest, is considered highly desirable. Completion of the construction project is planned for the first quarter of 2028.

The project comprises 1- to 5-room flats, which feature high-quality fittings, sustainable building standards, and take into account the specific location. The Eurytos Unternehmensgruppe, represented by Managing Directors Frederic Mann and Ulrich Niederée, is responsible as the property developer. Stadtsparkasse München is supporting the project as a financing partner. The role of general contractor is assumed by GS Schenk GmbH, while sales are handled by KWAG Neubau GmbH.

Strategic Importance and Sustainability Standards

Marcus Betz, Deputy Board Member of Stadtsparkasse München, emphasised the relevance of the project in the current market situation. Frederic Mann highlighted that the ground-breaking not only symbolises the start of the construction work but also the creation of new living spaces, and that some of the future residents were already present at the celebration. Andreas Eckert, Managing Director of GS Schenk, underscored the continuous cooperation with the client.

As part of the ground-breaking ceremony, a time capsule was buried. This contains a daily newspaper, project plans and personal memorabilia from buyers. It is intended to be placed in the completed building in the future to establish a connection between the project participants and the future residents.

Fittings and Investment Aspects

"Lauterer 18|24" will be built to the KfW-40 efficiency house standard. The fittings include smart home systems from Busch-free@home®, underfloor cooling and an e-mobility concept. Photovoltaic systems contribute to energy efficiency, and the existing trees on the plot will be preserved. In certain residential units, a private lift leads directly to the flat. The project also offers conditions for investors, particularly through the possibility of degressive depreciation (AfA) of 5 per cent.

The early project phase saw strong demand, which underlines the attractiveness of the Harlaching location and the overall concept.
