On Thursday, 2 July 2026, the foundation stone was laid for four new buildings in the WaldhausQuartier in Berlin-Buch. This project involves the construction of 195 residential units with a total area of 10,450 square metres, as well as an underground car park with 114 parking spaces. Construction, which began in spring 2025, is progressing in two phases, with the shell construction expected to be completed by the end of 2026 and the handover of the apartments scheduled for 1 August 2027. Developers Steffen Goldmann and Dirk Germandi invited all involved partners to the occasion.
The WaldhausQuartier integrates the renovation of the historic Waldhaus, a building erected in 1904 in the Neo-Baroque style by city architect Ludwig Hoffmann, which served as a sanatorium for lung diseases from 1905. After a period of vacancy since 1992, the monument-appropriate renovation of the old building and the new builds are now being realised. In the northern part of the property, 87 furnished and 108 unfurnished apartments are being created. The historic gatehouse will also be renovated and is intended to serve as an administration building in the future.
Historic Location and Architecture
The ensemble, consisting of the listed building and the four new builds, is embedded in a historic parkland. Adjacent is a protected forest area, and opposite is a science and research campus. This location, which lay fallow for decades, is thus being revitalised. The new builds are deliberately designed to be no taller than the historic monument and blend harmoniously into the garden area with their clinker brick facades. The two responsible project developers, Steffen Goldmann of Goldmann Group and Dirk Germandi of PROFI PARTNER Projektentwicklung GmbH, possess expertise in monument renovation, as already demonstrated at the Ludwig Hoffmann Quartier in Buch, where a former clinic building was converted into 338 apartments.
Sustainability in Focus of the Development
The project managers place importance on sustainability and are aiming for the “Sustainable Building” (QNG+) quality seal for the WaldhausQuartier. The new builds are being constructed to Efficiency House 40 standard, meaning they only consume 40 percent of the primary energy requirements of a reference building. Internally insulated Poroton bricks, filled with perlite and sourced from climate-neutral production, are being used for the exterior walls. According to manufacturer specifications, their use results in a saving of 700 tonnes of CO2 compared to conventional bricks. Suitable roof areas will be equipped with photovoltaic systems, whose generated electricity will partially supply the buildings, with surpluses fed into the grid. Heating is provided by two air-source heat pumps, also powered by photovoltaic electricity.
The completion of the overall project is planned for summer 2027. Currently, 90 percent of the residential units have been sold to capital investors, with only a few units remaining available. The aim is to offer residential and furnished apartments that combine comfort with sustainability and nature conservation, meeting the needs of singles, couples, and families in Berlin-Buch.
