Real estate development company Grover Corlew has acquired the 21-storey office tower 200 East Broward in downtown Fort Lauderdale for 69.7 million dollars. This continues a series of office transactions in the South Florida submarket that have recently closed at noticeable discounts.
The property comprises 235,211 square feet of office space within a total area of 447,253 square feet. Built in 1991, the tower is situated on Southeast Third Avenue opposite a federal courthouse and currently has an occupancy rate of 75 per cent, according to a representative of the Boca Raton-based investor.
Planned modernisation and valuation adjustment for the seller
The owners, led by Mark Corlew and Anuj Grover, intend to invest 20 million dollars into modernising the building over the next two years. Plans include the addition of a new amenity deck featuring a fitness facility and conference rooms.
The transaction was brokered by Hermen Rodriguez and Ike Ojala from brokerage firm JLL. For the seller, Miami-based Banyan Street Capital, the sale represents a loss in value of almost 15 per cent. According to property records, the firm purchased the asset in 2017 for 81.5 million dollars.
Changing market dynamics in Downtown Fort Lauderdale
In recent years, several office towers in Fort Lauderdale have been sold below their previous peak prices. In September, Moishe Mana purchased the 30-storey 110 Tower for 89 million dollars, roughly 21 per cent below the 112.9 million dollars paid by the previous owner a decade ago.
Last year, asset manager DWS also parted with two office buildings for more than 400 million dollars, roughly matching its original purchase price. The move by Grover Corlew illustrates the strategy of regional developers to reposition vacant standing assets in the market through targeted investment.
