In Gemmingen, located in the Heilbronn district, a significant transaction has taken place in the commercial property market. A commercial plot covering approximately 55,000 m² has been successfully transferred to a new owner. This plot is earmarked for the development of an e-commerce parcel distribution centre with an attached car park. The seller, represented by Andritz Schuler Pressen GmbH, was advised by Fachpartner Gewerbe-Immobilien GmbH. The buyer received advice from BNP Paribas Real Estate.
The project was unanimously approved by the municipal council of Gemmingen. This underscores the local acceptance and strategic importance of the project for the regional infrastructure. The planned development envisages the creation of up to 150 new jobs in the region, which represents a significant boost to the local labour market.
Function and regional relevance of the distribution centre
The future distribution centre will function as a regional transhipment hub and primarily serve the distribution of parcels within the regional delivery area. This infrastructure investment is to be understood as a response to the increasing volume in the e-commerce sector and aims to optimise logistics processes in the region. As part of the project development, the existing buildings on the plot will need to be demolished.

The need for such locations is constantly growing as online retail continues to expand. Gemmingen's strategic location in the Heilbronn district offers favourable conditions for this.
Philipp Fein, Branch Manager at BNP Paribas Real Estate, stated that the successful transaction confirms the continued high demand for attractive commercial locations in the region. He emphasised that with the planned development, the plot will receive a sustainable use, creating new jobs and sustainably strengthening Gemmingen's economic development.
