e+k, an integrated investment manager, is consistently developing its property management services. The property management division, known as 3PM Services, is expanding its expertise, which previously focused primarily on commercial properties, to the residential sector. A newly created 'Residential' business unit will consolidate existing capacities and substantially complement the range of services.
Lina Olberg, a property manager with many years of expertise, has been appointed to head this new business unit. The proven processes and control instruments from commercial property management will be transferred to the residential sector. An integral part of e+k's service offering is comprehensive reporting tailored to the specific requirements of clients. This reporting provides transparent, near real-time preparation of relevant key figures and potential areas for action via a digital management dashboard. Specially developed AI software is also used here, allowing for efficient evaluation of large data volumes and thus enabling more precise data analysis.
Ms Olberg, responsible for the Residential division at 3PM Services, stated that traditional residential property management is often insufficient for professional residential portfolios. She emphasised that 3PM represents a management philosophy that goes beyond operational management. In her words, the company takes responsibility, manages properties from the owner's perspective, and promotes their economic performance. The aim is to combine operational excellence with entrepreneurial control and sustainable value creation to define residential property management at a new level.
e+k also pursues a consistent ESG strategy in property management. As one of the few companies in the real estate sector, e+k publishes a sustainability report at the corporate level, which is of high relevance, particularly for the property management division. Business partners receive support in evaluating sustainability-relevant aspects, making the ecological footprint of property management transparent and traceable.
Even before the official expansion, e+k managed a total residential area of 130,000 square metres as part of its property management. These portfolios include large residential portfolios of the internationally active private equity investment firm EQT and the Swiss insurance group Helvetia Baloise.
Antje Lubitz, COO of Ehret+Klein AG, confirmed the consistent expansion of the business model to include the residential sector. She underlined that the successful approaches and processes developed in commercial property management are now being transferred to residential properties. Ms Lubitz stressed that Lina Olberg, with her extensive experience in property management, brings the best prerequisites for the further development of this business unit.
