Tishman Speyer has announced the signing of a lease agreement for around 2,600 square metres of office space in the Hamburg project "Ajour". The new occupier of the space at Mönckebergstraße 3 is exmox GmbH. With this transaction, the mixed-use property in Hamburg city centre reaches a pre-letting rate of 60 per cent prior to its completion. The interior fit-out of the ensemble is currently nearing completion.
The tenant is an acquisition and engagement platform for mobile gaming companies. The business plans to move into the historic building in the second quarter of 2027. During the leasing process, exmox GmbH was advised by workin., part of workin up GmbH.
Transformation of a historic department store
Tishman Speyer is transforming the former department store into a modern, mixed-use property close to Hamburg Central Station. The building comprises a total area of 34,000 square metres. The main focus is around 28,000 square metres of office space, complemented by 4,900 square metres for retail and food and beverage uses, as well as 19 residential units in a high-footfall city centre location.
Nils Skornicka, Managing Director at Tishman Speyer, highlighted the combination of flexible working environments, a central location and integration into the urban surroundings. Paul Schempp, Managing Director of exmox, stated that the company had specifically looked for space that was technically contemporary, sustainable and offered the team sufficient room for future growth.
Sustainability and tenant mix
The redesign is being carried out in collaboration with the Belgian architectural practice noAarchitecten and the Hamburg-based general planner agn Leusmann GmbH. The energy concept provides for a 100 per cent supply from renewable energies; in addition, LEED Platinum certification is being sought. For individual transport, more than 700 bicycle parking spaces will be available in the future.
Alongside exmox, further occupiers have already been confirmed for the property. Future tenants in the project include Hamburg Commercial Bank (HCOB) and fitness operator FITSEVENELEVEN.
