Hazelview Investments, a global alternative asset manager focused on real estate, has announced the first closing for the "Hazelview Canadian Multi-Residential Fund VI". The fund volume at the first closing amounts to CAD 150 million, equivalent to approximately EUR 93.3 million. The capital commitments come from a range of leading Canadian investors, representing both institutional and private capital.
This investment underscores confidence in Hazelview Investments' established platform and in the long-term fundamentals of the Canadian multi-family real estate market. Hazelview offers its funds in Canada and also in Europe, with a particular focus on the German market. The company has previously raised more than CAD 1 billion, or around EUR 621 million, from German investors for earlier funds focused on Canadian 'value-add' strategies in the multi-family segment. Investors in these predecessor funds include renowned German institutional pension funds and private wealth management companies.
The "Hazelview Canadian Multi-Residential Fund VI" is designed as a closed-end value-add investment vehicle for multi-family properties. The goal is a diversified portfolio of rental residential properties in Canadian cities characterised by a significant supply deficit. The geographical concentration is on the provinces of Ontario, Alberta, Québec, and Nova Scotia. The fund pursues an investment horizon of seven years and will implement a disciplined investment strategy aligned with stakeholder objectives. A second closing date is scheduled for mid-2027.
Michael Tsourounis, Co-CEO and CIO Private Real Estate at Hazelview Investments, commented on his company's ability to create value across the entire investment cycle. He emphasised that the integrated platform, which includes investment management, development, and property management, provides the necessary control, insights, and execution capability to generate value at every stage of ownership. He highlighted that this aspect is crucial in a volatile market environment.
The structural imbalance between supply and demand in Canada's major urban centres leads to a constant need for rental housing. According to its own statements, Hazelview possesses the expertise and operational capabilities to implement a disciplined strategy focused on the acquisition and modernisation of residential complexes designed for the rental market. The integrated company platform, which encompasses investment management, project development, and property management, allows Hazelview direct control over value creation at every stage of the property lifecycle.
Since commencing real estate investments in 1999, Hazelview has accumulated extensive data on Canadian markets over decades. This provides the team with nuanced perspectives across various sectors and regions, which supports the identification and exploitation of market opportunities. As an independent, employee-owned company, Hazelview Investments' interests are closely aligned with those of its partners, fostering a culture of personal accountability and disciplined execution. Alexandra Katz, CAIA, CIM, Managing Partner and Head of Capital Partnerships at Hazelview Investments, interpreted the first closing as a reflection of the trust that leading investors place in Hazelview as a long-term partner in the multi-family real estate segment.
