The Swedish real estate company Hemsö, in cooperation with its partners, has been awarded a contract for a project in the Cologne-Porz district. The City of Cologne commissioned the development, construction, and long-term leasing, including the operation, of a vocational college for metal construction and supply technology. The project will be realised under a 25-year lease agreement and involves a total investment volume of approximately EUR 130 million.
The planned new building will replace the existing school site and is intended to create modern learning and working conditions for approximately 1,300 pupils and teachers. Handover to the City of Cologne is scheduled for the 2031 school year. Hemsö will act as a long-term portfolio holder for this endeavour and will be responsible for the development and operation of the vocational college.
The project includes the construction of a contemporary vocational college with workshops, a sports hall, and outdoor facilities. Implementation will be carried out by a network of experienced partners. The WWB Weser-Wohnbau Gruppe initiated the project, secured the location, and managed the tender process until the successful award. GOLDBECK WEST, as general contractor, will undertake the comprehensive planning and turnkey construction of the building. Drees & Sommer will support the project as project manager to ensure timely and quality-compliant realisation.
Jens Nagel, Managing Director of Hemsö GmbH, commented on the company's commitment, highlighting the strengthening of its long-term dedication to educational properties in Germany. He emphasised that the ambition was to develop an economical, sustainable, and functional solution for the City of Cologne together with the partners. He articulated his delight at the forthcoming implementation of this educational project, with the aim of creating a modern learning environment for future generations.
The vocational college will be built on a plot of approximately 25,000 square metres on Kaiserstraße in Cologne-Porz. This location is characterised by good public transport links, which is considered advantageous for a modern educational site. Current sustainability standards will be taken into account in the planning and construction of the building. This aims to ensure long-term economic and resource-efficient operation.
With this award, Hemsö expands its portfolio in the educational property sector in Germany. The company strategically invests in social infrastructure to provide permanently future-oriented and sustainable educational, healthcare, and judicial facilities for public users.
