The long-standing Hollywood Hills estate of the late US fitness instructor Richard Simmons has been sold for 3.8 million US dollars. The purchaser intends to sympathetically restore the historic Neoclassical-style building in accordance with heritage preservation standards and return it to its architectural origins. The property, with an area of 4,119 square feet, first came onto the market in June 2025, approximately one year after the passing of Simmons, who had lived in the house since 1982.
The estate is situated on a rare, approximately half-acre plot above the Sunset Strip in Los Angeles. Behind a long white perimeter wall and secure gated entrance, the grounds offer considerable privacy. Rachelle Rosten and Kelly deLaat of the Rachelle Rosten & Kelly deLaat team at Douglas Elliman represented the vendor, whilst Paul Czako of Gussman Czako Estates handled the transaction for the buyer.
Classical architecture and historic layout
Built in 1937 in the Neo-Classical Revival style, the main house welcomes visitors with fluted columns, a yellow facade and symmetrical design features. A central foyer with timber flooring and geometric inlay work leads into the formal entertaining rooms. A short step descends into the formal living room. A double-sided fireplace structures the space and divides it from the music room, which is almost entirely surrounded by floor-to-ceiling glazing.
The separate dining room features patterned flooring and vaulted ceilings. It connects to a modernised kitchen fitted with integrated Thermador appliances, frosted glass wall units and a mosaic tile splashback. A curved staircase leads to the upper floor, where a circular landing opens onto the private living quarters.
Two-storey master suite and terraced grounds
The master suite extends across two floors and features, in addition to bedroom space, a balcony overlooking the garden as well as a marble bathroom with arched windows and panoramic views across Los Angeles. The top level of the suite accommodates a private fitness area with Keiser exercise equipment. A second suite and a study with built-in shelving complete the upper-floor accommodation.
