FOUR PARX, a project developer specialising in commercial and logistics properties, has concluded a long-term lease agreement with HGK Logistics and Intermodal GmbH, a division of the HGK Group, for its 'Triport' project in Hamburg-Harburg. HGK Logistics and Intermodal will serve as the anchor tenant, consolidating existing logistics activities in paper logistics through its subsidiary Pohl & Co. GmbH. The aim is to create additional capacity for further growth at the new location.
The warehouse space leased by HGK Logistics and Intermodal spans approximately 27,000 m². In addition, the company will have access to outdoor areas, its own rail siding, and direct water access. With this tenancy, nearly half of the project's total warehouse space is already occupied. Oliver Schmitt, managing partner of the FOUR PARX Group, highlighted that the trimodal connection via road, rail, and water offers an infrastructure rarely seen in this form in the Hamburg market, representing a decisive location advantage for companies focused on efficient goods flows. Markus Krämer, CEO of HGK Logistics and Intermodal GmbH, emphasised that Hamburg is one of the most important hubs in international trade, and the new location will enable the consolidation of activities and the creation of further capacity to provide services to customers more efficiently and flexibly.
Upon completion, the 'Triport' project will comprise approximately 77,000 m² of rental space. Of this, around 55,000 m² will be warehouse space and 9,000 m² outdoor storage. Besides the area occupied by HGK, a further 31,400 m² is available, divisible from an area of approximately 6,500 m², and can be offered for logistics, transhipment, production, and other port-related uses. For the development of the modern logistics, industrial, and commercial site, FOUR PARX is revitalising the approximately 117,000 m² former operating area of Olenex Edible Oils GmbH.
The investor for the project in the southern Hamburg port area is a joint venture between HIH Invest Real Estate and LOGICENTERS/Urban Partners. Demolition work on the existing buildings began in August 2026 and is expected to be completed in the first quarter of 2027. Construction work will then commence, with completion targeted for the second quarter of 2028.
FOUR PARX pursues a consistently sustainable concept in project development. This includes fossil-free technical systems, the use of heat pumps and LED lighting, as well as smart metering systems. Photovoltaic systems are intended to ensure a supply of locally generated electricity from renewable energy. Modern charging and mobility infrastructure for users and employees is also planned. DGNB Gold certification is being sought for the project.
