Sprengnetter's market activity index indicates a persistently robust dynamic in private mortgage financing for April. Although mortgage interest rates experienced a slight increase in recent weeks, the level of activity remains high. This underscores a certain resilience of the purchasing market to moderate interest rate adjustments.
The documented volume of private residential construction loans in April is below the exceptionally strong figures of the previous month, March, but it remains substantial in the overall view. The Sprengnetter index reached a value of 172 points. This represents a decrease of 12.3 per cent compared to the previous month, when the index stood at 194 points. Year-on-year, the index has slightly decreased by 1.4 per cent, indicating stable, though not expanding, development.
Market Dynamics and Interest Rate Development
Christian Sauerborn, Chief Analyst at Sprengnetter, commented on the current development. He explained that many prospective buyers do not exclusively base their decisions on short-term interest rate movements. Sauerborn predicted that consistently high market activity is likely in the coming months, as long as mortgage rates do not experience any significant further increases.
The determined financing volume for April amounted to 21.19 billion EUR. This figure marks the second highest level recorded since July 2025. The stability in this sector is remarkable, particularly given the development of interest rates.
